Space on Two Levels
A double-storey extension adds space upstairs and down in one coordinated build. Cooksey Renovation manages the agreed shell, services and finishes. The required design sets out how the new structure and existing house connect, with Lance remaining your main contact throughout the project.
01
Add a larger living space below and bedrooms or a bathroom above, with both layouts planned as one extension.
02
Plan access, routes and services together so the new rooms work with the existing house layout.
03
Lance coordinates the shell, services and finishes, keeping you updated throughout the build.
Agreed Scope
Your quote sets out the agreed structure, roof, connections, services and finishes, based on the design for both storeys and the complete project requirements.
Plan a larger kitchen or living room below, with bedrooms or a bathroom above. The layout considers upstairs access, existing stairs, routes through the house and escape provisions, so both floors are designed together.
Foundations, walls and floors follow the structural design for the proposed loads. An engineer assesses any existing structure being relied on; further investigation may be needed. New openings and connections are included where agreed.
The new roofline and junctions need to work with the house. Roofing, insulation, glazing and weather protection are planned for the design, including protection during upper-floor work and making good at the connection.
Plan heating, electrics, plumbing and drainage across both floors before fitting. Bedroom and bathroom requirements are coordinated with the downstairs rooms, followed by agreed plastering, joinery, flooring and finishes.
At the visit, we discuss the rooms you need, plot and access. Required structural assessment, design and approvals inform the scope before a written quotation and build programme are agreed.
Before We Start
Double-storey extension cost and timing depend on the size, structural design, roof connections, site access and specification for both floors.
Size, foundations, floor structure, roof connections and access shape the price. The quote also covers the agreed service changes, room fitting and finishes.
The programme follows design and approvals, then the shell, services and fit-out. Access, weather protection and product lead times affect the order and timing of work.
Welsh planning checks include size, boundaries and upper-floor windows. Building regulations cover the structure, fire safety, insulation and drainage of the proposed extension.
Renovation Examples
The gallery shows examples of Cooksey’s renovation work, including kitchen fitting and bedroom finishes. Discuss these details when planning the inside of your extension.
Our Process
Lance starts with a site visit to discuss the rooms you need, the plot and access. Structural assessment and the required drawings establish how both storeys will be supported and joined to the house. Design and approvals inform the written quote and programme. The shell and weather protection come before services and interior fitting. We discuss disruption and access if you plan to stay, with Lance coordinating the agreed trades.
Helpful Answers
These answers cover upper-floor rooms, structural assessment and approval requirements when planning more space across two storeys for a practical, well-coordinated extension project.
A first-floor-only addition is a different project from building both storeys. Its feasibility depends on the existing structure and roof, assessed by an engineer before the scope is agreed.
Planning permission depends on the proposed extension and Welsh rules for the property. Building regulations are a separate approval, usually needed for an extension. Read how construction work on a home is managed before a start date is set.
They can be planned together within the new upper floor. Plumbing, drainage, ventilation and access are coordinated with the downstairs layout and required fire safety provisions.
They cannot be assumed suitable. If the design relies on existing foundations, their capacity must be assessed for the proposed loads. Investigation or strengthening may be needed before the design and scope are agreed.

We cannot recommend Lance and the team enough. From beginning to end him and the team were professional, knowledgeable and communicative. Lance did multiple visits to us before starting work to ensure the best end result, our bathroom was a difficult refurbishment to say the least, but the final result is a testament to Lance and the teams skill and determination. When the work was being completed they were clean and tidy, often worked incredibly long days and kept me informed on any changes or challenges. He worked with us to keep to our budget updated us on any additional material charges. My neighbour even commented on how friendly and polite they all were. I have already recommended Lance to multiple people but will also have them back for any other renovation we need completing in the future. I wouldn't go with anyone else now.Posted on Google![]()

Recently had our Bathroom renovated by Cooksey Renovation; they did a fantastic job throughout and transformed our bathroom! The quality of their work is to a very high standard. They arrived on the agreed date to commence the renovation, were on time every morning, cleaned up after them every evening, and were pleasant and communicative throughout. I can’t recommend this company highly enough and would certainly use them again or recommend them to friends and family.Posted on Google![]()

Cooksey renovations and the team did an amazing job with our new kitchen and flooring. The job needed blocking up doors, windows and a fair bit of plastering. They were all really tidy and cleaned up after each day before they left. I'm so happy with the work they have done. Thank you!Posted on Google![]()

I cannot recommend Lance and his team enough! They have renovated both my bathroom and en-suite as well as repairing and replastering my living room ceiling following existing water damage. When I moved into my house, I knew there was gonna be a lot of work to do following previous leaks in the en suite and previous bad workmanship. All the team were professional, trustworthy and skilled in how they transformed my house. They kept everything clean and tidy (I even caught them hoovering my doorstep at one stage!) and made the house useable in between their working days. I had a very specific vision and they were able to make my dreams come to life and I’m so pleased with the end result. They ripped out my old suites, replaced rotten floor boards, rebuilt damaged walls and install all new paperwork. Nothing was too much trouble and they were also the most competitive quote I received. I have a kitchen and artexed ceilings to be renovated in the new year and there is no one else I would consider using. Thanks guys! I really love what you’ve done!Posted on Google![]()
