New Backgrounds for Your Rooms
Plasterboarding and dry lining create a background for walls or ceilings. Cooksey Renovation assesses the construction before agreeing the method, board system and finish, with Lance coordinating preparation, fitting and related trades.
01
The existing construction, wall condition and service needs guide the choice of bonded or framed lining.
02
Boards, supports, joints and any insulation are considered together for the room and specified requirements.
03
Lance coordinates lining, preparation and trades, keeping you updated through the work.
Agreed Scope
Your quote identifies the lining method, boards, supports, joints and finish, plus any agreed preparation or service work.
The visit reviews wall condition, alignment and the existing construction. Direct bonding, often called dot and dab, is considered where the selected system and background allow it. A framed lining may suit other surfaces or the space needed for services.
Board type and supporting construction are selected for the room’s use and the agreed specification. Walls, partitions and ceilings each need a suitable system. Insulated boards are considered with the wall build-up, thermal design and condensation assessment.
Joints, fixings, corners and reveals form part of the selected lining system. Service routes and penetrations are planned before the boards are fitted, with any required seals and backing support included in the specification and related trade work coordinated.
The quote makes clear whether the lining receives a skim coat, a jointed finish or preparation for another covering. The finish follows the board system and intended use, with drying and decoration requirements discussed for the agreed room scope.
At the visit, we assess the walls or ceilings and discuss room use, services and the intended finish. The method, board system and preparation are identified before the work is quoted.
Before We Start
Dry lining cost and timing depend on the area, background, lining method, board type, support preparation, services and chosen finish.
The area, board system and fixing method shape the quote. Agreed preparation, supports, insulation, service details and the chosen finish are included in the scope.
Preparation, service work, supports and boarding follow the agreed sequence. Material availability, inspection arrangements and any finish drying guide the programme.
Boards, supports, joints and any insulation are specified together. Fire, acoustic, thermal or moisture requirements and applicable approvals are confirmed for the work.

Our Process
Lance starts with a site visit to assess the background, room use and intended finish. The written quote records the lining method, boards, supports and related preparation. Service routes and any inspection arrangements are coordinated before boarding. Fixings, joints, edges and penetrations follow the agreed system, then the specified skim or joint treatment completes the lining for the next stage of your room plans.
Helpful Answers
These answers cover direct bonding, system requirements, bathroom board selection and finish options when planning wall or ceiling lining, including preparation and moisture conditions.
The wall condition, construction, alignment and selected lining system determine whether direct bonding is appropriate. A framed lining may suit other backgrounds or service needs. The method is agreed after on-site assessment.
Required performance depends on the complete specified lining, including boards, supports, any insulation, joints and service penetrations. Applicable building requirements and checking responsibilities are confirmed for the project. Read how construction work on a home is managed for guidance on the roles and responsibilities involved.
The board is selected for the location and intended finish. Moisture-resistant plasterboard may suit certain bathroom areas; shower and wet zones need a specified board, tiling and waterproofing system matched to the manufacturers' guidance. The build-up is agreed before fitting.
The quote states the finish included. A skim coat or a suitable jointed finish may be specified, while surfaces receiving tiles or another covering need preparation for that system. Board selection, finish and drying requirements are agreed together.

We cannot recommend Lance and the team enough. From beginning to end him and the team were professional, knowledgeable and communicative. Lance did multiple visits to us before starting work to ensure the best end result, our bathroom was a difficult refurbishment to say the least, but the final result is a testament to Lance and the teams skill and determination. When the work was being completed they were clean and tidy, often worked incredibly long days and kept me informed on any changes or challenges. He worked with us to keep to our budget updated us on any additional material charges. My neighbour even commented on how friendly and polite they all were. I have already recommended Lance to multiple people but will also have them back for any other renovation we need completing in the future. I wouldn't go with anyone else now.Posted on Google![]()

They arrived on the agreed date to commence the renovation, were on time every morning, cleaned up after them every evening, and were pleasant and communicative throughout. I can’t recommend this company highly enough and would certainly use them again or recommend them to friends and family.Posted on Google![]()

Cooksey renovations and the team did an amazing job with our new kitchen and flooring. The job needed blocking up doors, windows and a fair bit of plastering. They were all really tidy and cleaned up after each day before they left. I'm so happy with the work they have done. Thank you!Posted on Google![]()

I cannot recommend Lance and his team enough! They have renovated both my bathroom and en-suite as well as repairing and replastering my living room ceiling following existing water damage. When I moved into my house, I knew there was gonna be a lot of work to do following previous leaks in the en suite and previous bad workmanship. All the team were professional, trustworthy and skilled in how they transformed my house. They kept everything clean and tidy (I even caught them hoovering my doorstep at one stage!) and made the house useable in between their working days. I had a very specific vision and they were able to make my dreams come to life and I’m so pleased with the end result. They ripped out my old suites, replaced rotten floor boards, rebuilt damaged walls and install all new paperwork. Nothing was too much trouble and they were also the most competitive quote I received. I have a kitchen and artexed ceilings to be renovated in the new year and there is no one else I would consider using. Thanks guys! I really love what you’ve done!Posted on Google![]()
