Engineer-Specified Steelwork
RSJ installation covers fitting steelwork to an engineer’s design. Discuss your home project with Cooksey Renovation, with Lance coordinating the agreed installation, bearing preparation, fire protection and making good around the steel.
01
The engineer’s drawings specify the steelwork, supports and connections that guide the agreed installation.
02
The beam’s dimensions, weight and route into the property inform delivery, lifting and site preparation.
03
Lance coordinates the installation and trades, keeping you updated through fitting and making good.
Agreed Scope
Your quote records the specified steelwork, bearing preparation, installation, fire protection and agreed finishes, including any required making good work.
Share the engineer’s drawings and specification so the installation can be assessed for your property. The quote identifies the steel fitting work and responsibilities. Any wall removal or wider renovation work is recorded separately within the agreed scope.
Bearings, supporting masonry and any padstones follow the engineer’s design. The existing support locations are reviewed against the drawings, with any required preparation and inspection arrangements included before the specified steel is fitted.
The specified steelwork and site access guide delivery and lifting arrangements. Temporary support is planned where required, with fitting and connections carried out to the design. The installation sequence and inspection points are confirmed before work starts.
Required fire protection is matched to the steelwork specification and applicable building requirements. Discuss whether the beam will be exposed or boxed in, with plastering and making good to surrounding walls or ceilings included where agreed.
Bring the engineer’s drawings and your room plans. We discuss access, support preparation and finishes, then confirm the information and arrangements needed to quote the installation.
Before We Start
RSJ installation cost and timing depend on the specified steel, bearing work, delivery and lifting access, fire protection and making good.
The steel specification, support preparation and access shape the quote. Supply, lifting, fire protection and finishes are included as agreed, with responsibilities recorded.
Complete drawings, steel delivery, site preparation and inspection arrangements shape the programme. Fitting and finishes are coordinated with any wider renovation work.
Structural steel for a new opening normally needs building regulations approval. Design information, inspection arrangements and the specified fire protection are confirmed.

Our Process
Lance reviews your project at a site visit, including the engineer’s specification, access and finish preferences. The written quote records the agreed installation work and responsibilities. Steel delivery, lifting, temporary support where needed and inspections are arranged for the site. Bearings and connections follow the design, followed by the required fire protection, agreed boxing and making good around the steelwork.
Helpful Answers
These answers cover beam specification, building approval, exposed or boxed-in finishes and padstones, helping you plan the installation scope, preparation, sequencing and making good.
A structural engineer specifies the beam section, supports and connections for your property. The installation follows those drawings and calculations. Share the design with Lance so the fitting work, access and finishes can be assessed.
Structural steel for a new opening normally needs building regulations approval. Agree who arranges the design, submissions and inspections before installation. Read how construction work on a home is managed for guidance on the roles and responsibilities involved.
Boxing can be included where agreed, with fire protection matched to the specification. An exposed finish also needs suitable fire protection where required. Discuss your preferred appearance before the installation and finishes are quoted.
A padstone is a dense concrete support that spreads the beam's load into the supporting masonry. Whether one is required, and its size and position, come from the engineer's design for the property.

We cannot recommend Lance and the team enough. From beginning to end him and the team were professional, knowledgeable and communicative. Lance did multiple visits to us before starting work to ensure the best end result, our bathroom was a difficult refurbishment to say the least, but the final result is a testament to Lance and the teams skill and determination. When the work was being completed they were clean and tidy, often worked incredibly long days and kept me informed on any changes or challenges. He worked with us to keep to our budget updated us on any additional material charges. My neighbour even commented on how friendly and polite they all were. I have already recommended Lance to multiple people but will also have them back for any other renovation we need completing in the future. I wouldn't go with anyone else now.Posted on Google![]()

Recently had our Bathroom renovated by Cooksey Renovation; they did a fantastic job throughout and transformed our bathroom! The quality of their work is to a very high standard. They arrived on the agreed date to commence the renovation, were on time every morning, cleaned up after them every evening, and were pleasant and communicative throughout. I can’t recommend this company highly enough and would certainly use them again or recommend them to friends and family.Posted on Google![]()

Cooksey renovations and the team did an amazing job with our new kitchen and flooring. The job needed blocking up doors, windows and a fair bit of plastering. They were all really tidy and cleaned up after each day before they left. I'm so happy with the work they have done. Thank you!Posted on Google![]()

I cannot recommend Lance and his team enough! They have renovated both my bathroom and en-suite as well as repairing and replastering my living room ceiling following existing water damage. When I moved into my house, I knew there was gonna be a lot of work to do following previous leaks in the en suite and previous bad workmanship. All the team were professional, trustworthy and skilled in how they transformed my house. They kept everything clean and tidy (I even caught them hoovering my doorstep at one stage!) and made the house useable in between their working days. I had a very specific vision and they were able to make my dreams come to life and I’m so pleased with the end result. They ripped out my old suites, replaced rotten floor boards, rebuilt damaged walls and install all new paperwork. Nothing was too much trouble and they were also the most competitive quote I received. I have a kitchen and artexed ceilings to be renovated in the new year and there is no one else I would consider using. Thanks guys! I really love what you’ve done!Posted on Google![]()
