A Supporting Wall Opening
Removing a supporting wall can connect a kitchen, dining room or living space. Cooksey Renovation follows an engineer’s design for the opening, with Lance coordinating the agreed removal, support installation and careful making good around the new layout and surrounding room finishes.
01
An engineer carefully assesses what the wall supports and specifies the opening before removal work begins.
02
Temporary support and removal are planned around the structure and permanent support requirements.
03
Temporary support and removal are planned around the structure and permanent support.
Agreed Scope
The agreed scope covers the opening, support installation, service changes and finishes, following the structural design.
The site visit starts with the opening you want and the existing room layout. An engineer assesses the structure and specifies the permanent support. Existing drawings can help the discussion, but a photo alone cannot confirm what the wall carries.
Temporary support is designed and planned before the supporting wall is disturbed. Room protection, access and the removal sequence form part of the work method, with the opening created in coordination with the specified permanent support.
The replacement support follows the engineer’s design, including a steel beam, bearing details or padstones where specified. Installation and inspection arrangements are confirmed before removal, with required fire protection included in the agreed work.
Pipework or wiring within the wall may need altering as part of the opening. The quote records agreed service changes and making good to the floor, ceiling and wall edges, alongside any boxing, plastering or decorative finishes you want included.
Share the rooms you want to connect and any existing plans. We discuss access, services and finishes, then confirm the design information needed to quote the agreed opening.
Before We Start
Wall removal cost and timing depend on the opening, support design, site access, service changes and how much making good is included.
The opening and support details shape the quote. Access, service changes and finishes are included as agreed, with engineer and approval responsibilities made clear.
Design information, approval arrangements and material delivery shape the start date. Removal, installation, inspections and making good follow the agreed sequence.
Structural wall removal normally needs building regulations approval. The engineer’s design, submissions, inspections and work method are confirmed before work starts.

Our Process
Lance starts with a site visit to discuss your proposed opening, access and finishes. The engineer’s assessment and design inform the written quote. Design, approval and inspection responsibilities are agreed before work starts. Planned support and removal lead into installation to the specified design, required fire protection and any agreed service changes. Making good completes the opening for the next stage of your room plans.
Helpful Answers
These answers explain wall assessment, structural design, approval arrangements and the support planned before a load-bearing wall is removed safely and in the correct sequence.
A photo can help explain the opening you want, but cannot confirm what the wall supports. The structure needs assessment on site, with an engineer specifying the support where the wall is load-bearing.
A structural opening normally needs building regulations approval. Agree who arranges the design, submissions and inspections before work starts. Read how construction work on a home is managed for guidance on the roles and responsibilities involved.
No. A structural engineer calculates and specifies the support. Cooksey follows that design in the agreed wall removal and installation, with making good recorded in the quote.
Temporary support is designed and planned as part of the work method. It is installed and checked before removal, then retained until the permanent support is ready under the specified sequence.

We cannot recommend Lance and the team enough. From beginning to end him and the team were professional, knowledgeable and communicative. Lance did multiple visits to us before starting work to ensure the best end result, our bathroom was a difficult refurbishment to say the least, but the final result is a testament to Lance and the teams skill and determination. When the work was being completed they were clean and tidy, often worked incredibly long days and kept me informed on any changes or challenges. He worked with us to keep to our budget updated us on any additional material charges. My neighbour even commented on how friendly and polite they all were. I have already recommended Lance to multiple people but will also have them back for any other renovation we need completing in the future. I wouldn't go with anyone else now.Posted on Google![]()

Recently had our Bathroom renovated by Cooksey Renovation; they did a fantastic job throughout and transformed our bathroom! The quality of their work is to a very high standard. They arrived on the agreed date to commence the renovation, were on time every morning, cleaned up after them every evening, and were pleasant and communicative throughout. I can’t recommend this company highly enough and would certainly use them again or recommend them to friends and family.Posted on Google![]()

Cooksey renovations and the team did an amazing job with our new kitchen and flooring. The job needed blocking up doors, windows and a fair bit of plastering. They were all really tidy and cleaned up after each day before they left. I'm so happy with the work they have done. Thank you!Posted on Google![]()

I cannot recommend Lance and his team enough! They have renovated both my bathroom and en-suite as well as repairing and replastering my living room ceiling following existing water damage. When I moved into my house, I knew there was gonna be a lot of work to do following previous leaks in the en suite and previous bad workmanship. All the team were professional, trustworthy and skilled in how they transformed my house. They kept everything clean and tidy (I even caught them hoovering my doorstep at one stage!) and made the house useable in between their working days. I had a very specific vision and they were able to make my dreams come to life and I’m so pleased with the end result. They ripped out my old suites, replaced rotten floor boards, rebuilt damaged walls and install all new paperwork. Nothing was too much trouble and they were also the most competitive quote I received. I have a kitchen and artexed ceilings to be renovated in the new year and there is no one else I would consider using. Thanks guys! I really love what you’ve done!Posted on Google![]()
